This can take a lot of time, and sometimes speed is important on a deal.

The HVAC guy gave me a few options:1) Bare Bones $5000 - It will keep the place cool for roughly 8 years2) "Old Reliable" $7,500 - It cools, and is known for 15+ year life and a 10 year warranty3) Bells & Whistles $10,000 - High efficiency (we won't pay the electricity on this place), Variable speed comfort (it basically can adjust how much air it blows so that your house is at a constant temperature), can be connected with the "smart home" system so I can change the temperature or lock/unlock the door from my smartphone, have security cameras, connect the smoke detector etc.

Each state is a little different, and not all real estate attorneys are up to speed on this.And as for raising capital with flyers and ads that offer a specific rate to people you don't already know, my SEC attorney says that is probably an SEC violation also.

Im actually going to start a second job soon just to help speed things up so I can start investing alittle sooner and feel safer about it.Btw I plan on going to that meeting you sent me.

Personally I'm more interested in the speed and variety of the rehab/renovation strategies, where my family have no interest, and here's where I need some help.
