However you store the liquidity, bank, life insurance, investments etc. once you have the sufficient reserves you can take the Cap Ex, Maintenance, and Vacancy as Cashflow until you need to replenish the reserves.

To get the numbers for the rehab, I called around for quotes on the areas of the property that needed work and the areas I could do myself, I went to hardware stores in the area and added up the material cost from there!

I rent in a college town and most of the students stay on lease through the summer, as not only is it a major hassle moving all the furniture, it's a tall order finding another place as nice as ours for that price as we have a shortage of any housing here, much less student.
