I would look to buy/hold it, well, forever.

Forever ago I was a Re/Max agent and I think I paid $3k with no monthly desk fee.  

Whichever one could show you the contract was the one you deal with -- the other two should get filtered to your Junk Mail folder forever more...Do your due diligence before wasting your time leaving the house...

Its the norm, same with agents.Even further still those are forever homes.

i moved to los angeles county fairly recently from nyc however my heart is forever in asia, my mom's ancestors' homeland. well my dad's a caribbean islander of mostly native amerindian descent but i find the caribbean is heavily europeanized, even with the afro & latino majorities. so, i tend to vacay and expend humanitarian efforts moreso in asia than here in the 'new world'.so if i could move anywhere within USA it would have to be even more 'West'ward til proximal to the Far East - HAWAII, GUAM AND OR MICRONESIA(!)

Your sump pump won't run forever it will probably quit pretty soon. 

I think what will happen is the 525k buyer of today will be looking at our 425k product.Also whats very different about Post GFC and pre is when I sold my homes PRE I can I think count on one hand the amount of folks that put more than minimum down.. in the last 36 months We see many more conventional 20% or better down and a lot of cash sales I had not seen a cash sale for ever pre 08...So I can see folks ponying up more cash to make the numbers work... buying down a little bit...
