Remodeling a Rental Unit

I'm remodeling a rental unit, and I'm having some difficulties figuring out which route to take on some of the work/products.

I'm interested in what everyones thoughts are. Please bear in the mind, the property is in a quiet, strong, clean rental area. The unit is going to be completely done.

Which one should I go with, and why (pros/cons)

1. New tub: Cast Iron vs. Steel

I want something that is going to last awhile, but not forever; as I will eventually have to update.

2 Kitchen: Porcelain Tile vs Vinyl

I like the idea of tile, but I feel like with a rental unit, the upkeep might be difficult. Also, constantly replacing tile is a bit more difficult in comparison to vinyl, where I can swap them out every few years.

Lastly, what are some popular colors everyone is using for the Kitchen and the Living/Bed rooms?
