First, anyone who has done extensive rehab have any advice on how to stay on schedule (contractor said 4 months work, we budgeted for 6), what do know and what would you advise someone like me before we dive head first into this mad crazy project?

I did learn a lot from the audit & now take more deductions that I once considered borderline.I then went through a few CPA's, but after them filing extensions, making obvious mistakes etc I finally found one I can sit across from & review the returns for each corp etc. 

Outlets everywhere cuts down on fire hazard extension cords. 

There is a long-standing 17 year encroachment of my extension 10 1/2" over my neighbor's property line.

If it's simply to gain space for yourself for the time being, could be a good move.My experience (both with rehabbing and now residential client work) is that 90%+ of moisture issues can be solved by simply installing gutters with down spout extensions (or keeping existing gutters clear), and re-grading around the perimeter of the house to ensure positive drainage away from the foundation.

Even with extensive repairs this can be quite lucrative.CHEAP PROPERTIES: Look at it this way, you have $200,000 to invest so you come to Syracuse and you find 10 properties where you will need to invest $100k all inclusive between the purchase & remodel.

Usually my realtor handles all the leases but I’d rather just have him sign a single page extension showing the changes.Would this be a legally binding contract writing it myself?

I am in California by the way if anyone happens to know if the laws are different here.A second question is this: if a loan becomes due and the borrower is not ready to pay, but would like an extension, is there a recommended process for how to proceed (as opposed to foreclosure)?
