Any thoughts on evaluating different metropolitan areas existing and proposed infrastructure projects like the Hyperloop?

Without any decent comps, how would an appraiser evaluate the Triplex?

It allows me to verify they know what they're talking about and, depending on the question, will give me some insight into their thought process and how they go about conducting business.When you get to the point of evaluating a specific property, video and google street view become your best friend. 

I am trying to put my numbers together to evaluate a potential investment and need a little help. 

But with that being said, here are some serious things you've omitted in your evaluation process that could drastically affect your budget:(1) As others have mentioned: ZONING.

My job is to help our clients (and prospective clients) weed through a lot of the noise and get a realistic evaluation on a property.

You can always train•Figure out your weaknesses and fill the gaps•Find team members that align with your goals•Find team members that are smarter/more skilled than you•Continually evaluate the team and replace as needed•Add new team members as you grow – always add before you need them•Have a few back ups and always keep an open mind

Frankly, as a local investor, I’d be happy if you and all the other coastal investors left town and gave those of us based here more deals to evaluate.
