I am in Texas on a TAR contract and my contract reads that a move in move out form is required to be turned in by the tenants two days after commencement date. 

I currently do not have an issue but have been doing a lot of reading it is kinda difficult to interpret laws and such when reading them. 

Things are going pretty well because I'm house hacking which has granted me the time needed to focus on my RE, read a lot more books, network and plan properly.

From what I've read, leasing and running STR is becoming difficult.So far from what we've experienced personally, @Lucas Carl is right on.

I have a family member who I currently employ, who is available to do landscaping and housekeeping on a daily basis, if need be.As I will be out of state, I would need to have a management company find tenants and manage it. 1.

I've read through the contract particulars more tightly since my post - and found another area that addresses it immediately: "In the event Buyer and/or Seller choose not to purchase a HWPP prior to recording, this paragraph shall serve as acknowledgement Buyer and/or Seller wish to waive their right to purchase the plan."

To throw another wrench into the situation, I read something the other day that said for the time being CMHC rules remain the same and lenders plan to treat any pot plant growing as a grow-up.

I have heard this on YouTube and read it online on a few sites.
