We are looking at 3 beds / 2 baths within 10 minutes from the beach.

Most of my properties are worth at least 3 times what I paid for them while rents have not even doubled. 

I've since conducted $130k in repairs and ultimately doubled the rents and the asset stabilized in September of '21.  

But also the seller says that the house is a 5 bed and county tax records says it’s 3/2.

I know it is different in varying markets but in general, how much of a difference in rent can you expect with a 3 bed 1 bath vs a 3 bed 1- 1/2 bath or 3 bed 2 bath?

Does anyone have recommendations for Title Companies in the Houston/Katy, TX area that offer Assignment of Contract/Double Closing? 

My question is:- Bought my first 2 family which is a 2 bed, 2 bath residence last year.

Check and double-check this guy over and over before proceeding.

For any wholesaler out there, when you first went about getting an assignment contract/double close documents produced did you have your own drawn up and then reviewed by an attorney?
