Best Commercial Lenders for Cash-Out Refi of Properties <$1m

Hey BP Community -

I purchased an 8-unit property in GA in March of 2021.  I've since conducted $130k in repairs and ultimately doubled the rents and the asset stabilized in September of '21.  Even though this has been a home run of a deal, I'm having difficulty finding a lender that offers a cash-out refi on the asset.  Any advice would be much appreciated.
