Wholesaler I am interested in learning the business and I just mailed 500 yellow letters to abandon properties and absentee home owners.

Also, the power of attorney died along with the owner.  

The lenders I know who will lend on a non-warrantable condo only do so if it is owner occupied.Perhaps a straight business loan instead of a mortgage might work?

I send letters to absentee owners.

In fact, I went to High School with the owner's grandson.

Look for vacant and neglected properties and contact the owners to make an offer.
