I have now decided that I want to do direct mail marketing in order to generate deals that I can buy and hold via seller finance,  or lease option,  or wholesale,  to raise capital for my buy and hold goals. 

If you market for deals by direct  mail it could take thousands of dollars to get your first deal. 

I think direct mail should be directed at those sellers with a need to sell and or cannot sell to a buyer that requires minimum down owner occupied financing and or have the time to.

Now I do not have any contract with any realtor either soo why can't I click the link for the listing agent of the property and talk to them directly?

But hired professionals for things like plumbing ($6100), AC/Heating ($15,000), electrical ($2000) and landscaping ($5000) All profit each month is directly applied to the principle.

This may be in an old thread somewhere, but I figured asking directly would be easier than digging. 

I have had many tenants pass away and it is important that you pass along your condolences and then get directly to business.

Any money you can save will directly go to your pocket at the end. 

I was tempted to post here asking simply for direct advice on my situation.
