The tax is mostly federal....We didn't wanna wait an extra year to do 1031 exchange, and also we have to buy an investment property if we do that instead of a place to live in.

IE assigning contracts.. you simply cannot in this state advertise through any medium a property you don't own. once you own it of course your free to do whatever.. but then if you rehab it you need a developers license.

If so requiring them to use the system could be construed as extra rent.Some people like using non-online payments.Providing some form of a receipt for rent payments is generally a good business decision and if Cozzy does that it shouldn't be a problem.
