60 day Vacate of Premise, Now tenant needs extra month

A couple that is renting my townhome gave me 60 day notice of vacate. Now he calls me and needs extra month because of breakup and needs to find another place. What needs to be done? First time landlord.

Actually if they are the ones that gave you notice and now state they need an extra month if they have paid on time up to now and you do not yet have another tenant to take their place I would simply agree. Pretend they had not given you notice until this month for a 30 day notice effect. No reason to go overboard and penalize them, that is if you do not have another tennant you might lose over this matter which you do not state. Might add a little pressure on your nerves but this is the game you chose to play be becoming a landlord, and you might have anticipated this occurring. Like I said if you so not stand to lose or suffer what's the harm in giving them an additional month? Although I would certainly ask for payment upfront if you do not hold a deposit already?. but if you do then don't sweat it. Better for gaining a reputation as a landlord that will work with their tennants rather than one for being a hard ***.
