Real estate requires abstract thinking, an ability to organize variables and constraints to effect a desired outcome.

@Malcom Flenoury,My thoughts and desires to get people together are similar.

The desire to own a home in an established area like this, has encouraged many to invest their time and money in searching the right home in various parts of Atlanta.

I found some really great one's in very desirable markets but again in my area even the blighted properties are $200k to $300k, but they will retail for $400k to $600k.  

I know it's not needed but it's a desire of mine and It will help me with networking.  

It's great to have the experience now, but what if down the road you don't have the time or desire to manage anymore.

I just have NO desire to do the marketing and weeding out involved in finding the properties and then trying to figure out how to help the (desperate)  homeowner and still get a deal.Any help would be appreciated, thank you in advance!!

I am a novice on here myself and I'm sure there are others more qualified but from being in the city and the general I would say the prices listed leave a lot to be desired.  

The more valuable and desirable the apartments are...the lower the cap rate would likely be. 

Seems like these properties were bought inexpensively in less desirable areas and flipped.One recommendation to think about when considering these properties would be the value you can add to them.
