I would personally avoid violent crimes, our tenant had made a bad choice but it wasn't a violent one. 

I suppose some inspectors like to be vague to avoid possible liability but then they should not be inspectors.....  

Naturally, avoiding statements directly about race, religion, etc.

A good leasing agent is worth their weight in gold to reduce vacancy and avoid problem tenants. 

Syndications seem like they can kick off much higher depreciation amounts but seems like trying to roll those over and avoiding depreciation recapture might be a bit tougher due to the lack of control and limited option set of 1031s for syndicates.

Town homes need deep digging and given that FL condo tower situation, we need to avoid condos!!!   

And above all else, avoid the online lenders unless you are prepared to be run around in circles until you give up. 

I want to avoid eviction however his behavior recently is making it harder to live with as he lives below me.
