What percentages do you use or what other factors drive your rent increases?  

Sometimes a heavy hand is needed to drive that point home.

If I did, they would say that the couple hours I spent last night cleaning out a drainage ditch in the rain was a waste of time when I could have been watching Mob Wives or some other drivel. I

My advice would be to take a look at the economic fundamentals driving your market, do they point towards sustained growth?

The LLC itself does not drive the tax structure.  

With that being said, I wanted to ask...since I've started I've done a number "drive for dollars" type excursions.

The potential  should be the drive behind mailing direct.Also, don't forget about follow ups.

Sounds like you'd be spending the time/money on signs or driving around anyway (even if gas is cheap!).
