Well,  the market for rentals and sales in San Diego has being hectic for the last few months, the lack of inventory is creating an increase in prices.Now in regards the rental market, with the obligation for the landlords to keep tenants even if they are not paying (COVID) this maintain the vacancy rate very low that helps the landlords to ask for a higher rate, and with a higher rent the properties will increase in value.With this situation tenants are getting backfired Is this a smart decision to keep from the government? 

I need to make a decision whether to proceed with the purchase or keep looking.

My best advice, and this applies to everything REI, is don't make decisions based on numbers with %%% behind...they lie. 

These decisions should be local, not federal.

I don’t think they are make or break for your decision, I just think they are good things to know.In NH, you also have the benefit of no personal income tax and no sales tax, but the property taxes are typically much higher than Massachusetts cities and towns.

It doesn’t hurt to have a conversation with an investor, find out what their criteria is, but make sure you get all the information about the suitability of each lot before making any hasty decisions.

There are freelance jobs and consulting that I do on the side of my W2 job that sometimes allow me a few hundred extra dollars per month.Hurdles: Where I run into some decision making hurdles are that I would preferably like to be near my first rental property, however the Florida market is what I know much better and seems to be more favorable to landlords than New York.
