Yes the lender was talking about 2.5% so I may look at another lender for this deal to optimize the initial buy.In Canada these are the rates currently which are usually better then USA at this point in time.Repairs are low as we do a lot of the work ourselves and we have a group of people who are able to get repairs done cheaper then average pricesCap ex I figure since the whole thing is being gutted that I shouldnt?

If his payment is 1800 and rents are 1200-1400, I don’t see any potential for a wrap or a sub2, unless you were just using it to bridge your remodel before flipping it (likely cheaper than hard money).We’d have to know how much $ in repairs are needed to determine if flipping is viable.

@Aaron Arnold no SFH hate from me.. in my areas where most properties are rentals, SFH are actually cheaper on a per door basis as investors prefer multi family.
