Hi Dream Board of Landlords👋

For the Multi-units property (here 19) if the avg rents are ~$650/mo and 3 units are empty for few months: 

➡️ What kind of incentives may I offer for potential new tenants so they willingly choose my property❓

And I will fill all the remaining units and enjoy 100% value of income😀

Adam,

First and foremost, knowing your clientele and what they want & need are important. In my market, this rent would be considered a C property. Money is king, larger apartment communities usually do Low deposits and second month free, but here are a couple of outside the box ideas to get the word out and rented;

In this day and age, social media is king. Facebook Ads geared towards your market

Could virtually stage an apartment and use on Instagram, Facebook etc...

Hold an open house

Tenant Referral Campaign- “Pick Your Neighbors”

I did this one time, I gave away a TV or Grill with an approved tenant and move in. Cheaper than a months Free rent. Choose what will work as a giveaway for your tenants

Host a social event or something that’s important to your area
