I ended up for my first vacation rental buying pretty much everything new and furnishing the entire 4 bedroom 2 bath 2200sqft house, it ended up costing me a pretty penny, around 25k-30k, but it was all put on a lease program so I didn't have to have it all paid off for 3 years and wouldn't be charged any interest, so the bonus was I furnished the majority of my place without any immediate money down, the reality is for my market at the time there wern't any real luxury rentals, so I knew it would be worth it in the end.I think a lot of what people suggested on here ring true, ross, costco are great spots.

Period.To be successful you have to put away the distractions and. the shiny objects and focus on what I teach you, The biggest thing is negotiating with the seller about a win-win dealif you are BP junkie and you have to read everything 24 7, you're not ready for coaching.Laser focus is required.If you do it my way, you pay one coaching fee for one year and keep 100 percent of your profits.

Nobody will know why they led you to believe they would sell outright, but sometimes our why we landlord permeates through to why we sell.If it were me, I might find the type of buyer they are looking for (Like in my own portfolio of tenants) and try to make it a win-win.

I think if you have a strong landlord tenant relationship than its a huge win as they can give you a local pulse in neighborhoods that you may not be in on a daily basis.

Maybe even find a way to incentivize them to follow the checklist...there are probably lots of ways you could incentivize them, but one way might be to pay the cleaners a bonus every time the property has a certain number of positive reviews (and remind them that broken furniture/stained carpet etc. will lead guests to leave negative reviews, which will mean no bonus).Good luck out there!

Don't take away something a room needs to squeeze it in, but a 2nd bath is a big bonus.
