i need some help with a script for cold calling. i am vetting out a list of absentee owners and need a good hook.

What I do is cold call FSBO Foreclosures, and rental properties.

But having one already paid off gives us a bit of anxiety borrowing against it, where as the other property w a mortgage at 5% rate and good ARV is an option, but we have been trying to learn if finding an available Heloc on investment properties would be a smart move or not.

You have to decide on how you will market to them is it via direct mail, cold calling, door knocking, or social media.

I deal with anxiety in my adulthood from everything I've been through.

I help the agent track down deals, I generate call list as well as Cold Call sellers, I find and vett subcontractors with the GC, I research and analyze particular markets as well as specific micro areas within those markets to see what strategy is best to employ, I collaborate on strategies and systems to implement to make processes easier, I also network and put people together.
