In fact I’d say they are an advantage in my little niche because they are looked down in and few landlords will accept them so they stick it out with me and always pay because they realize they are “ damaged goods”

Even better, have the interest accrued be paid to the tenants prior to closing (with documented acceptance by the tenants, of course) so you can then start from a clean slate with depositing the security and tracking interest.

I'm switching to electronic signatures now and every lease will have a cover page that advises them they are responsible for reading and understanding the lease, advising them to consult an attorney before signing, and then making them initial that they've read and accepted the agreement.
