Our compensation is performance-based, meaning I only earn a profit at the end of the hold period if the property generates a gain, which is split based on initial investment (e.g. 50/50, 70/30, 90/10).

Those are expenses and you should be compensated for them.When I approve an application, I extend an offer that requires the tenant to sign a Holding Agreement and pay a deposit equal to one month of rent.
