Advice: Lending/Mortgage broker

My goal is to house-hack a large single-family home and rent by the room using a low down payment owner-occupied loan. I have a meeting with a mortgage broker next week about loan requirements. I don't own any real estate so I have no experience talking with lenders or brokers. Is it a bright idea to talk to a mortgage broker over a lender? Also, what are some good questions I should ask the mortgage broker during our meeting? What are some things I should be on the lookout for? Thank you BP community, any and all advice is appreciated!
