The septic field of the 4 unit goes into the yard of the 6 unit.  

Adding square footage...the whole nine yards to try and get close to 1mil resale.

This new garage needed a driveway, so most of the yard is now blacktop. 

Sometimes it can be things you don't notice, like floor plans, small yards, etc., and have nothing to do with the market, but the property itself. 

What I needed was a big yard and a landlord who didn't have an issue with my furry children.  

You don't have to have one in your back-yard.

That said, it means a bank will not finance the property and they need a cash buyer.Con's: The previous owner got the property subdivided and basically built a house in the backyard, so the house I'm looking at has absolutely no yard which would severely limit resale value in this market. 

They did not have any details or drawings of the old lines connected to the prior house, so he rented a Bobcat and dug up his whole yard in about two days.  

I have two catch basins on each side of my yard.  

I am about to sign a contract on a home if all goes as planned and the yard front and back is complete dirt.
