You highlighted MARKETING which I think you nail perfectly because the word 'Turn-Key' is marketed like crazy today.

Upon inspecting the property we noticed multiple personal effects left behind, items still on the walls, multiple nail holes not filled in, a couple window fixtures still in place.

Some thoughts, and my structure idea here may not work for you based on your personal circumstances, so just keep in mind to a hammer everything looks like a nail, and to a mortgage lender the only parts of the problem we see are the ones we can fix with a mortgage:1. 2  year work history would not need to be on his current job, so if he worked in high school, even part time, that could count.

Hi @Stefon Franklin - I hear you, it can be pretty tricky to nail down a reliable market value for vacant land.

Usually it's simple things like nail plates, fire caulk, etc... if the walls are open and accessible the fix should be fairly easy.

It sounds like you've hit the nail on the head.  

About 60-70% of the fasteners (nails) were already loose, and we didn't use any power tools.
