Land Investing & Selling

Hey BP Members, I sent out direct mail to single family residents and got a seller that’s looking to sell some land he owns. I’m not familiar the land aspect of real estate. How to estimate the value of land? I’m confused on what to offer because I know there’s really no comps in this situation. Any answers are greatly appreciated!

You could take the assessed value and divide by 4 to get a 300% margin of safety... That's what I would do...
