i'm new at this, but i own a two familie building with 13000 in equity, and a home with 22000 in equity, i have three mortgages against both of these properties, i had a mortgage broker tell me today he couldn't get me a loan for another two familie because i had to many mortgages for my income, am i in a position to leverage my propertys?

She is currently paying $1200 for an apartment and wants to move up into a house :mrgreen: Best case scenario $511 a month cashflow with $44,230 in equity that will get wholesaled at 20% = $8,846 equaling a total of $18,912 after 6 months.worse case scenario(if I can't get the seller to cover the 2nd) $339 a month cashflow with $26,941 in equity that will get wholesaled at 20% = $5,388 equaling a total of $14,422 after 6 months.Now to the reason why I would wholesale this deal, it's simply b/c this property is in TN and I'm in AZ.I only wholesale my Sub's that are out of state.Again, once I'm done with this deal I will write an article with all the exact details.

I have about $100,000 in equity currently as I have done all this on my own, or through my close network of people (have access to masons, landscapers, etc with heavy equipment).I need to reinvest this equity and have had the ultimate goal of owning rentals for several years now.

Say $100k property, $25k down payment, appreciation first year is 3.5%, so at end of first year property has increased in equity $3500. $25k/$3500 = 14%.
