If the price point is feasible I'd advise to do your first flip locally that way you can build systems and processes and gain the experience of doing a flip while being able to monitor close by.

For turn key rentals I'd urge you to consider first something you can self-manage from home followed by Ohio, Texas, North or South Carolina.

As you can imagine, I wondered if anyone would even book it since there were no homes currently on the market to compare it to.

The only I'd add is find a Lender/Realtor who cater to investors and enjoy coaching their clients.

I don't use Evolve, but I see frequent posts from people in various different social media groups complaining about Evolve so I'd proceed with caution.
