New Investor in the St. Louis area, Looking for long-term contacts and deals

Hey everyone,

I'm a new out of state investor looking to find a rental property to invest in the St. Louis area. I'm interested in getting some input from realtors on different neighborhoods/zip codes in B-C class areas surrounding St. Louis city and the neighborhoods I should avoid when it comes to rental properties.

Although I'm a new investor I'm looking for long-term contacts that I can collaborate with on a few deals.

I would be more than happy to receive advice from anyone from the area.
