I am leaving mynold stomping ground of Cleveland, for the capital city Columbus!  

He should be good at marketing, a skilled negotiator on your behalf, have his ear to the ground for movement/conditions in the market/neighborhood, utilize and share MLS data to come up with comps/ARV, have contacts with key players (inspectors, contractors, government officials, loan officers, attorneys, property managers, other investors, off-market deals etc.), quickly manage all the cumbersome paperwork/contracts/communication/scheduling, and know how to navigate a lot of the bumps that often prevent deals from closing while keeping all parties on the same page and moving forward.

The house is a 3/2 (1350 sq ft all above ground) with a 2-car garage.  

Grand between 8th & 9th that has the great hole in the wall Indian restaurant on the ground floor - Gill Indian restaurant.

My next steps are to find a real estate investment club/group in the Dallas / Fort Worth area so I can get some experience on the ground as I'm not yet familiar enough with the area.  

Just a reminder that this is a conventional fix and flip so this property will be for sale once it is completed.Below is a picture of the progress made on the bathroomAll of the subfloor for the tile install was finishedToday we went and picked out the ceramic tile we will be using in the kitchen, bathroom, and hallway and that will start to be installed tomorrow.Also today we had one of our in house guys reinforce the back steps and replace some spindles on the steps that go from the 2nd floor to the ground. 

And good SFRs is not a good back ground for managing trailer park rentals is my view.  

It has a roughly 16' x 20' in-ground pool that is a total wreck.  

But for the person on the ground, it means several things:a) Driving around from property to property and really looking at them to find out if the property is good.
