I have lived through a bathroom renovation (only full bath) where I had to shower at the gym every day, brush teeth in kitchen, and use the basement toilet when needed.

You roll and adapt with the market and have systems in place so it's routine.

The tenant does the rest of the routine outdoor maintenance.

After the 3rd, it's a $50 late fee, then $5 a day every day after that, and the Pay or Quit goes up on the 4th.I will work with a tenant that communicates and has a good track record.
