Cold calling potential sellers?

Hello all, I've purchased my first property (SFH, cash deal) a couple of weeks ago, now I'm ready to keep going.

I'd like to attempt to attempt a wholesale deal, and am working on a direct mailing campaign, but in the meantime..

A house near my neighborhood which I drive by every day has been empty for a few years now, and clearly needs some work. I feel the owner may be open to selling since It was listed about a year and a half ago then taken off the market after five months.

I've found the owners phone number online, I am just not sure if calling him is the best way to go about it.

Heres my question: Is it wise to make a cold phone call to a property owner and ask them if they would sell a property? If anyone has any experiences or stories they would share that would be greatly appreciated.

I know I can't land a deal on each target I set my sights on, but I just feel I need to try because you never know!
