Howdy to all, the Biggerpockets community continues to be a resource and destination for improving and honing my real estate and personal finance education.Today I've brought a few potential acquisitions that have been evaluated conservatively with an eye to solve for cash flow, equity increase, and possibility to refinance within 2-3 years once that equity has built up.Please tell me where I can improve these.

They've expressed much interest in buying the house, since I brought the topic up.However, I have *no* idea what I need to do, to do sell a house, I've never done this before!! 

I have been listening to the BP podcasts for years and following the great information this community has brought.

Recently my tile contractor brought me a lead. 

BP has brought certain niches to my attention that I wouldn't have likely discovered on my own.

They have brought so many different reason that I can not have a 2story ADU.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

The one my buddy had, they brought in a piñata with glitter.  

@Marcus BrownIn my earlier reply, I failed to consider the point that you brought up: does a mobile home qualify for the purposes of the capital gain exclusion under Section 121 of the Internal Revenue Code?  

Thank you Ronnie, I haven't contacted my mortgage people yet but I will..my wife brought up the idea of using the equity we have in it to help but I will talk with them. thank you again for your response
