Hello, I purchased a home last year and looking to buy another home soon.

As you get further away from standard real estate practice, the risk is increased by a “legal” risk that your protection may be interpreted quite differently than you expect by a court and that the subtleties of the protection a mortgage or trust deed document provide with established law and court decisions handed down for (in the U.S.) 250+ years is not existent. 

I think it's a great market and feel good about the appreciation, but it does indeed look like it takes creativity to get year 1 cash flow right now.

Effective age on the appraisal report is 18 yrs versus actual 39-year age of the unit, with a C4 condition rating. 

Over about 2 years my wife and I did most of the handy work ourselves.

I am 16 years old and started reading financial books (Rich Dad, Poor Dad, Cashflow Quadrant, etc.) at 15.

I'm starting my first campaign since getting my license and am curious to hear what works for others. 

It was not like this 20 years ago. 18 year old kids know how to househack a duplex and buy a house with only 3.5% down.

You guys could exclude up to $500k if you lived there for 2 years.
