all properties cash flow when you pay cash.In addition I think this fixation that a deal is no good unless it cash flows with 20% down or whatever metric all these folks talk about when they talk about it wont cash flow.. has created some really over leveraged situations that when we hit some bumps in the road here.. your going to have investors wondering why they did what they did and re thinking max debt is the way to increase return and such.   

If you own a multifamily, you wont be able to get through underwriting for a 2nd multi with FHA.
