Recommended Escape Clauses

Hey everyone!

I am reading through "The Millionaire Real Estate Investor" right now and I am trying to get a better understanding of the process of buying an investment property.  I came across the escape clauses that are recommended to use in the book, and I have heard of them many times on the podcasts, but are there any that you use that you would say are very important to have outside of the normal clauses (i.e. condition at inspection, financing, etc)?
