If I left 20% of money in the deal, the ROI is 5% x 5 = 25%.In my analyses, the ROI of the appreciation + mortgage paydown (i.e. amortization) outweighs the ROI I'm able to get on the CF using a lower LTV refi loan.

@Dustin MatheniaYeah I am gonna do that.Do you know if it's possible to start off with fha loan, live for a year, rent out and refinance with lender that knows what I'm going to owner finance, then owner finance/wrap around to the tenant using a RMLO, and then repeat?

Your bigger issue as as I touched on above is maintaining your corporate veil, otherwise this whole exercise of using a LLC is moot and you'll have a big surprise if you are ever sued.As far as choosing a name, certainly using the street address is very common.
