I agree, but ultimately the best investors(not necessarily the good ones)[/i] are the best psychologists, they study human nature and social interactions and after they are done looking at your shoes......they'll look in your eyes and either feel confidence or trepidation......they can basically smell fear and treachery.....So, if you are going to present a deal to and investor...whether is a private, institutional, etc.......make sure you ask yourself the ultimate question...."

Much easier to finance through the LLC and get no-recourse.I am actually making the exact same kind of offer on a SFH today.I found a property in a little village right off I-70 on a very heavily travelled state route near the Indiana border.

I also travel a lot so even when I have a home there I am not there all that often.My suggestion is to avoid a buy and hold strategy right now.

I was self employed from the age of 17 until I was 24, so it won't be that much of a jump, but I have kids now so it's taking a little more time to spool up the confidence to just do it.Good Luck,Jason

If youre having an issue with a title company regarding a Sub2 purchase it is because youre not explaining to them what you are wanting in a confident manner...And it you are unsure of what you want they are going to CYA all day long and say NO WAY.I do Sub2s all of the time, hundreds of them now and they just are not an issue.Good LuckMichael Quarles

The reason is your life could change (travel, illness, job relocation) and you may need to hire things out later.If you are moving in with your girlfriend it is just as likely you would end up moving out.
