Anyway got a lawyer involved and the decision was she has to be out by September 30th 2018.. today she calls me up asking for a extension because she cannot find a place.

There are a lot of factors involved in this decision and ultimately you have to decide what is best for you.

On the surface it looks like a no brainier, trade high interest debt for lower interest debt, save thousands on interest.

Part of the decision is not just “do the numbers make sense” but whether this deal aligns with your goals and investing model.

Also, I'm not saying it was a good or bad decision, but if you bought a house that needs work, by definition you did not buy a turn-key.

If you do hire one of the tenants, don't trade out for rent.
