I put a snapshot of the long term buy and hold spreadsheet I stole off the internet and modified to suit my needs(I hope you can read it, it is kinda small).

I think I read one to three years but wasn't sure if this was specific to the Washington down payment program. 

I do not have any real estate experience other than reading the Ultimate Beginner's Guide and listening to a few of the Bigger Pockets Podcasts.

After reading a few real estate books and stumbling across BP I now realize this may not have been the best strategy.
