Turned out many of them were sh*t and we had to reinvent our portfolio.So do your own homework until you know you have somebody you can trust to look after you, but always check things out yourself!

While unfortunately I don´t have any good input for you, I have to say that this reminds me of one of the BP podcasts; someone recounted a story where their 2 local roofing options turned out to be owned by a father and son, where they significantly overbid one price and still overbid the lower one, but in comparison the lower bid looked much more attractive.

Every year another part of my body seems to act up/give up from the stress and physical grind.  

A lender as part of the appraisal will generally look at a "stress test" for  a center.
