Negotiating the deal has been a learning experience most deals are as-is.

Your best bet is to go work for a wholesaler, learn while you earn, and then go off on your own when you're ready.

Some teams are better designed to help you get started as they have great learning tools, pay for consistent leads for their agents, and will be supporting you through and through.
