This organization gave me access to listingbook.com where I can select a few houses, prepare the offers myself and the "investor friendly agent" submits the offers on my behalf.

I'm in San Antonio and market is good, slow but good, need to wait until near summer time before going crazy and submit a bunch offers at the time to buy a property. 

In this situation, the selling agent still represents the seller's best interest and is simply acting as a facilitator to the buyer by submitting the offer. 

If it should be the vacation property address - do I fix that by submitting Articles of Amendment to the State of Va?

I am trying to submit an offer on a property .The sellers agents asking to sign a letter stating that I will close with a non warranty deed.

BUT the City's permitting fees are relatively low and the City can't deny you a permit if you're submitting it in full compliance with the codes, zoning and ordinances.

I had this happen to me just recently with a new listing as stated from a previous post; Also, be sure that you are seeing the complete listing - some sites like Zillow will sometimes only download part of the listing details from the MLS (if its listed there) and put up some generic county tax photo or streetview image versus what the agent really submitted.
