They make a choice that other things are more important that their housing costs.  

For instance, if the choice is to do hard money to buy a fix-and-flip or to do a subject to, you have to consider the lower interest rate for the property and no points vs. not being able to get rehab money in the loan.

Should they provide a more detailed list of assets or deals they have completed, I would research the accuracy of their claims and further investigate the company to create a more able choice.

It is completely their choice to pay the rent vs. use their money for something else.

There will be some of course who either have no choice, or poor timing, but it will be much more limited.

I'd also like to say that the right choice (LLC or Inc) is going to depend on your situation.

For businesses that have short term income an LLC can be the weaker choice compared to a C corp.

Dyna.If your property is invest under section 8, you even the landlord have no choice to follow the section 8 guidelines.
