I'm unsure what the right path is, but I've been reading & watching podcasts about investing in owner-occupied, single family properties.

I'm leaning toward moving back to Northern Virginia where I am from so I can be closer to family and my dollar can go further. 

For instance, multi-family turnkey cash flowing acquisitions, fix and flip with bank owned properties, setting up short term rentals, and wholesale properties.

How do y'all typically find off market small multi-family (2-4 units)?
