There’s a problem with the roof as well but I’ve asked the agent to speak to the seller and see what they can come up with.

Most larger markets have a bunch of submarkets anyways so once you do choose a market you can do more in-depth, boots-on-the-ground analysis to find out which submarket works best for your strategy.Hope this helps and please feel free to reach out to me anytime if you have questions or just want to chat!

If the property is new or recently upgraded, that is, roof, HVAC, plumbing, electrical, the BIG cost items then number 1 is good. 

The boots on the ground were critical to this being a success.

I'm about to make a lot of renovations to it that will significantly increase the value of the property (roof, interior/exterior paint, flooring, kitchens, bathrooms etc).If I apply for a HELOC, will the bank likely use the purchase price from September or will they consider the renovations when appraising it?

The house:  about 670 square feet, no garage, no basement - newish roof - great exterior - AWESOME huge yard - but the person who got it to try and flip it did a horrible job (he bought it for $66 K two years ago) and did not finish it.
