I think the key to riding out these storms or recessions is creative marketing and having a unique property.  

It’s really crazy to watch and unfortunate because I realize I missed the ride up.

I can cover about 200sf in 10-12 hours with the pad sander but it is exhausting riding that thing around all day.

Unless you were operating in a fast appreciating market like Seattle, it will be a long unpleasant ride.  

Remember though, the ins co's only pay for full replacement for Wind and/or Hail damage! 

It's been a wild ride since I bought the first rental in 2013. 

All Alabama are going up due to a bunch of claims due to weather like hail and tornadoes. 65 k house cost about 1000 per year with 3.5 % deductible.

I went outside and some kid on a bike was riding around pointing out the hole in his shorts and the bullet nick on his bike. 

Syndication will take you to your completely passive 'real estate destination'  The good thing is that you don't have to do the driving on your trip... but there is a price you pay for riding the bus.
