Home Insurance claims
I have 4 properties and have had a bad run of insurance claims on 2 of them , now I have a damaged roof on the 3rd one. I can patch it for $600 or put a claim for total loss. This property in 20 years has no claims
Question: Does the claims on my other properties increase the premium on the 4th home, that has no claim ? Does claims follow the person or the property ?

J, some advice (from a Roofer)...
As Andrew said above, if it's a small repair, just fix it! (I'm sure you can find others to get it done much cheaper than $600. From a reputable Roofer too!)
But, IF the roof is 20yrs old (as your o.p. leaned towards) then ... it may be worth it to make a claim for full replacement. Remember though, the ins co's only pay for full replacement for Wind and/or Hail damage! Not longevity or wear/tear-getting old. That is, most of them are supposed to work that way. We've seen some wild stuff over the years but, we have to go by the "standard" of what is supposed to happen. :)
If you find an established roofer down there in H town (we're in the Dallas area), that is reasonable on repair costs, they'll probably be able to tell you if it's likely to pass an ins Adjusters inspection for full replacement.
