First problem is im having a hard to time finding comparables.

Looking on paper, and compared to Austin, there are some what appears to be screaming deals on multi-family and even  SFH in the Killeen area.  

I really don't know more than the basic safety and mitigation approaches for asbestos, but I would look closely at your tenant's overall situation, how reliable they seem, and if they have a history of causing issues.  

This will be my first multi-family and I know they are a totally different beast compared to SFH.
